Electric Varies: Electricity charges will be based upon usage.  Each Condo has it’s own meter. All new owners must make application for electric service to Sevier county Electric System (SCES) and pay them a refundable deposit.

GG&RC Condominium Owner’s Association Fees: Cover maintenance and upkeep of all commonly owned areas including but not limited to exterior lighting, parking lot, landscaping, playground, tennis court, picnic pavilion, recreation building including indoor pool, Jacuzzi, sauna, steam room, lounge, offices, and multi-peril insurance on the same.

Cobbly Nob Property Owners Association Fees (CNPOA): All owners are required to pay $1,025 annually.* Deer Ridge Mountain Resort is located within the Village of Cobbly Nob. This annual fee pays for the upkeep and maintenance of the common areas of the Village of Cobbly Nob, including the clubhouse, roads, security, swimming pools, tennis court, insurance, etc.

* Rental participant will have this fee deducted from rental income and paid monthly for them by RML.

Property Tax: Payment of property taxes is the responsibility of each owner. Your tax is payable to Sevier County Tax Assessor in the approximate annual amounts (tax is based on 1/4 of the assessed value, $1.20 per hundred.)

Personal Property Tax: Responsibility of each owner in the approximate amount.

Insurance: Owners are required to maintain unit interior liability insurance. Minimum liability limits shall be $1,000,000 for both bodily and property damage per occurrence. Content coverage is also recommended. GGRC & RML must be named as second insured.

Maid Fees: If participating in the rental program, owners or guests of owners will pay a cleaning fee for each time they use their condo. This fee will be paid to the Agent at check in.

Unit Contents: Telephone system is the property of Ridge Management Limited and if it does not transfer ownership with the condo.

 

Miscellaneous:

A $600.00 security fee annually will be assessed to owners who do not rent their condo through RML, our in-house rental service.
All fees and charges stated within this document are current as of 1/1/16 but are subject to change.

All Condo units and buildings are non-smoking.

Absolutely no pets are allowed in any condominium units, rental or non-rental.

Any non-rental unit owner wishing to participate in the Ridge Management Ltd. (RML) rental program must bring his/her unit into compliance using the standards set by RML. Any additional cost to bring unit to “Standard Unit Type Furnishings List” as established by RML will be assessed to the new Owner.
